Project Overview

Building Management Partners was tasked with the boiler replacement at Chapel A due to the imminent failure of their existing system. The original 1,430,000 BTU boiler, installed in 1997, had surpassed its 25-year life expectancy (ASHRAE standards) and was suffering from overheating and inefficiency. Our team identified that the heat exchanger was near failure, and the existing system would not endure another winter.

Project Scope

  • Removal of the old 1,430,000 BTU boiler
  • Installation of two new high-efficiency Lochinvar FTX600N 600,000 BTU boilers
  • Adaptation of water, gas, flue, air intake, electrical, and control systems to accommodate the dual boiler setup
  • Addition of condensate neutralizers, CON-X-US wifi modules, and constant speed boiler pumps
  • State of Kentucky permits and final inspection
  • Factory startup and combustion analysis by Lochinvar

Efficiency Upgrades

The new setup replaced the inefficient system with a high-performance solution that delivers 97.5% thermal efficiency. By utilizing a 14:1 total turndown ratio, the system allows for precise scaling of boiler output. In contrast to the old system, which could only operate at full capacity, this new installation provides redundancy and efficiency, significantly reducing energy waste. Each boiler has a 7:1 turndown ratio, enabling one boiler to handle reduced loads at just 10% capacity, incrementally ramping up as building demand increases.

Results and Ongoing Monitoring

The project passed the State of Kentucky’s final inspection on October 15, 2024. Building Management Partners, led by Justin Hahn, will be tracking natural gas savings from this high-efficiency installation in collaboration with Laura Utz.

This project ensures improved efficiency and reliability, providing redundancy for the building’s heating needs. Our team’s craftsmanship was recognized by both the state inspector and the equipment representative, with particular commendation for JD’s work on the system installation.
